How Long Does a Lead Roof Last? A Realistic Guide

Lead is the longest lasting roofing material we work with, and a properly detailed lead roof will comfortably outlive the person who paid for it. But the honest answer to how long it lasts depends far more on how it was laid than on the metal itself. This guide explains what to expect from lead in Brighton and the wider South East, what cuts its life short, and how to judge the condition of the lead you already have.

The realistic lifespan of lead roofing

Well laid lead sheet typically lasts 80 to 100 years, and it is not unusual to find Victorian and Georgian lead in Brighton, Hove and Lewes that is still doing its job after 150 years or more. Compare that with felt flat roofs at 10 to 20 years, single ply membranes at 20 to 30 years, and even good clay tiles at 60 to 100 years, and lead is in a class of its own.

The Lead Sheet Training Academy quotes a design life of 100 years plus for rolled lead sheet laid to code, and that is a fair benchmark. Sand cast lead, which is heavier and denser, often goes further still and is the usual choice on listed buildings and church roofs across Sussex.

The catch is that these figures assume correct detailing. Lead that was laid in bays too large, fixed too rigidly or given no room to move will crack in 10 to 20 years regardless of how thick it is.

What actually wears a lead roof out

Lead does not rust and it is barely affected by rain, sun or salt air, so the Brighton seafront is not the problem people expect it to be. What ages lead is thermal movement. A sheet expands and contracts every day as the temperature changes, and over thousands of cycles that movement fatigues the metal along the same lines until it splits.

This is why bay sizes matter so much. Code 5 lead, the standard for most flat roofs and bays, should be laid in sheets no longer than about 2.0 metres on a flat roof. Code 4, common on flashings and small details, has tighter limits again. Overstretch those figures and the lead cracks along the fixings or across the middle of the bay.

Underside corrosion is the other quiet killer. If lead is laid directly on a damp deck with no breathable underlay, condensation attacks it from below and the sheet slowly turns white and crumbly. You will often see this on older extensions and dormer tops where the roof was insulated later without any ventilation being added.

How local conditions affect lead in Sussex

The South East is a reasonably kind climate for lead. We do not get the harsh freeze thaw cycles of the north, and the salt in coastal air forms a stable patina on the surface rather than eating into it. Where Brighton and the coast do differ is wind. Exposed roofs on the seafront, on the Downs and around Rottingdean and Peacehaven take a hammering in winter, and lead that is not properly clipped at the edges can lift and tear.

Chalk soils and the older brick common across the area also mean flashings often sit in soft, weathered mortar. If a chase has been pointed with hard cement, the brick face tends to fail before the lead does, so the flashing pulls out of the wall while the lead itself is still perfectly sound.

Repair or replace? How to judge your existing lead

A lead roof rarely fails all at once. The usual pattern is a single split, a lifted flashing or a leak at one bay while the rest of the roof has decades left in it. Lead welding, or lead burning, lets a competent roofer repair a split or patch a section without stripping the whole roof, and a good repair should last as long as the surrounding lead.

Replacement is the right call when the lead is thin from age, when several bays have split, when the deck below has rotted, or when the original detailing was so poor that repairs would simply move the problem along a few feet. Old lead has real scrap value, and on a full renewal that is normally credited against the cost of the new material.

On price, a small flashing repair might run to a few hundred pounds, while renewing a typical bay window or dormer roof in code 5 lead usually sits in the low thousands. Full flat roof replacements depend heavily on area, access and the state of the timber underneath, so treat any figure quoted without a site visit with caution.

Getting the full 100 years from new lead

If you are having lead laid new, the things that determine whether it lasts 20 years or 120 are all decided on the day it is fitted. Ask what code of lead is being used and why, how big the bays will be, what underlay is going beneath the sheet, and how the edges will be clipped against wind. A roofer who can answer those questions without hesitation is one who has laid lead to code before.

Once it is on, lead needs almost nothing from you. Keep gutters and outlets clear so water does not sit on it, avoid walking on flat sections in hot weather when the metal is soft, and have flashings looked at every few years alongside the rest of the roof. A coat of patination oil on new lead stops the white staining that otherwise streaks down brickwork in the first year.

Questions

Asked and answered

Does lead roofing last longer than a felt or fibreglass flat roof?

Yes, by a wide margin. Felt typically lasts 10 to 20 years and fibreglass 25 to 30, whereas correctly laid lead is expected to last 80 to 100 years or more.

Can a cracked lead roof be repaired rather than replaced?

Usually, if the crack is isolated and the surrounding lead is still a good thickness. Lead welding fuses new lead into the split and the repair should last as long as the roof around it.

Is old lead on my roof worth anything?

It is. Scrap lead has a steady value, and when a roof is renewed the old material is normally weighed in and credited against the cost of the new lead.
